Common Floor Problems

Is Your Toronto Hardwood Floor Showing Its Age?

Most floors that look too far gone can be saved. Here is what we fix every week across the GTA.

🪵

Worn, Scratched, or Dull Finish

Floors that look tired after years of traffic. Dustless sanding restores them to a furniture-grade finish in 3-5 days — no need to replace.

💧

Cupping, Gapping, or Warping

Toronto's humidity swings from 20% in winter to 80% in summer. We diagnose the moisture source first — sanding a wet floor just re-creates the problem.

🏛️

Heritage Floors That Look "Too Far Gone"

Original Victorian Red Pine or narrow-board Oak in Rosedale or Cabbagetown. Most can be saved if enough wear layer remains — we assess before advising.

🏠

Basement Flooring Confusion

Solid hardwood fails below grade. We test your slab moisture and match the right product — engineered wood, LVP, or laminate — to your room and budget.

🌬️

Dust and Disruption During Sanding

Traditional sanding coats a house in white dust for days. The Bona DCS captures 99.8% of airborne particles. Families with kids, pets, or asthma stay home.

🐾

Scratches, Gouges, and Pet Damage

Deep scratches or pet damage you've been living with. Spot repair often costs a fraction of a full refinish. We give you an honest repair vs. replace recommendation.

What Toronto Homeowners Say

★★★★★ 4.9 out of 5 from 150+ projects
★★★★★

"We had our 1908 Cabbagetown floors restored last spring. They identified the original Red Pine, sourced reclaimed era-matched boards for the patch sections, and finished in a Rubio hardwax oil that looks exactly like the floors did the day they were laid. The dust containment was the difference — we stayed in the house through the whole project."

Eleanor M.
Cabbagetown / Rosedale border
★★★★★

"Full sand-and-refinish on our second-floor Oak. Quoted 4 days, finished in 4 days, no surprises on the bill. The Bona Traffic finish has held up perfectly through a year of two dogs and a toddler."

James K.
Upper Forest Hill
★★★★★

"Hired them for a herringbone install in our Forest Hill renovation. European Oak, site-finished, with a custom border. Twenty years of pattern work shows — the centerline is dead-true and the mitres are tight. Worth every dollar."

Common Questions

Hardwood Flooring Questions, Answered Honestly

What does Bona Certified Craftsman status actually mean?

Bona Certified Craftsman is an industry credential awarded by Bona AB (the leading global manufacturer of professional floor finishes) to refinishers who complete advanced training in their abrasives, finishes, and dust-containment systems. For you it means three things: we run the Bona Dust Containment System (99.8% airborne dust capture), we are authorized to apply premium Bona Traffic HD waterborne polyurethane, and our work qualifies for Bona's professional finish warranty.

How much does it cost to refinish hardwood floors in Toronto?

Typical refinishing in the GTA runs $3 to $8 per square foot for a sand-and-finish job (two to three coats of Bona Traffic HD or Rubio hardwax oil). Adding stain, repairing damage, including stairs, or restoring heritage floors moves cost upward. A 500 sq ft living room generally falls in the $1,800 to $3,500 range. We provide free, fixed-price written estimates after an in-home visit.

How long does hardwood floor refinishing take?

A typical medium-sized room takes 3 to 5 days: sanding day one, optional staining day two, then two to three finish coats with cure time between. You can walk on the floor with socks 24 hours after the final coat; furniture goes back after 72 hours; full cure (rugs, heavy use) is 7 to 14 days. Large jobs and custom-stain matching extend the timeline.

Is dustless sanding really dustless?

The Bona Dust Containment System captures roughly 99.8% of the airborne wood dust produced during sanding. Some settling dust is normal — we contain the work area with poly sheeting and run a HEPA vacuum throughout — but compared with traditional sanding, the difference is dramatic. Families with kids, pets, or anyone with asthma routinely stay in the home during the project.

Will Toronto's humidity swings cause my hardwood to gap or cup?

Hardwood expands and contracts with seasonal humidity — that is normal and unavoidable. The fix is keeping indoor relative humidity in the 35-55% range year-round (humidifier in winter, AC or dehumidifier in summer). Pre-installation we acclimate the boards in your home for 3 to 7 days and test the subfloor with a moisture meter. With those steps, seasonal movement is barely perceptible. Severe gapping or cupping means a moisture issue we need to identify and fix.

We have an original Victorian floor in our Cabbagetown home. Can it be saved?

Usually, yes. The diagnostic question is remaining board thickness — if the wear layer above the tongue is more than about 3mm, the floor can typically be re-sanded once or twice more. We assess by lifting a single board, evaluate the species (most pre-1940 Toronto Victorians used Red Pine or narrow-board Oak), then plan the project: sand, repair or replace damaged boards in era-matched reclaimed stock, hand-scrape new boards to match original texture, and finish in a period-correct Rubio Monocoat colour.
